A house built into a hill often presents difficulties, and this home is no exception. Added on to several times over the last eighty-plus years, a rotting deck covered over a window well, and the basement would routinely flood during heavy rains as water flowed in through the basement window. Our clients, Patrick and Sarah chose Degnan Design-Build-Remodel because of our ability to provide a holistic solution, taking responsibility for the demolition, waterproofing, and concrete patio – they wanted confidence that "the buck stops here" when it comes to their warranty. 

Patrick and Sarah evaluated the various solutions and cost saving phases of construction we presented. After putting money aside for a year, they hired us to solve their water problem, and design and build a new patio and a small decorative pergola.

Stopping Water From Entering The Basement

Our team removed the deteriorated deck, and concrete block was installed in the old basement window opening to close it off permanently. A waterproofing membrane was applied to ensure that any ground moisture or misguided rain would no longer be able to enter the home. Then construction began on the concrete patio. First, we prepared the area to slope away from the house. Gravel fill and base material were brought in to raise the backyard to the necessary elevation. The waterproofing membrane isolates the new patio from the home and foundation while flashing concealed behind a trimboard ensures that water flows away from the house. Finally, the stamped, colored decorative concrete patio was installed by our partner Ageless Concrete.

A Private Patio Defines The Outdoor Living Space

The patio was designed as the focal point of the tree-lined backyard. With the L-shape of the home enclosing the patio on two sides, doors invite you to move from the house out to the patio to enjoy the shade. A circular design was inserted into the patio's outside corner, softening the outer edge and creating a spot for friends to gather around. Finally, a simple cantilevered pergola was built as a backdrop, helping to create a cozy sense of enclosure and a place to hang decorative LED lights.

This Patio Was The Perfect Solution

The result is a home that is now protected from water intrusion into the basement. Equally important, the solution resulted in an outdoor living space for family and friends to gather together, relax, and enjoy a barbeque on a beautiful summer night.
